Mixed use development on a brownfield site

The existing site housed two commercial units and one residential massonette. The new scheme called for the creation of two new residential units and refurbishment of the existing commercial units. This included the construction of a new basement level immediately adjacent to a grade II listed property.
The existing buildings had been vacant for some time with many structural members showing signs of distress. A structural survey revealed the true extent of the problem, exposing evidence of water egress and rot. The existing timber floors had also distorted to such an extent that they were unusable should the building be refurbished.
Patch repairs would have been an extremely costly solution so we recommended demolition and rebuilding of all internal structural elements. We proposed a method of construction that eliminated the need for any temporary shoring of the front elevation whilst the demolition of the interior and rear took place, substantially simplifying the works on site and saving the client a large sum of money.
